Oceanfront Homes for Sale in Short Supply
Have you dreamed of owning an oceanfront home for your family to come & enjoy the beautiful beaches on the Oregon Coast? It seems to me that a lot of people have that same dream and as a consequence, nice oceanfront properties are scarce. One factor is that there are very few great oceanfront lots available, so finding an existing home for sale that fits your needs and is in a good location can be challenging.
In our office, just in the past couple of months, we’ve had two oceanfront properties come on the market and sell within the first few days which tells us that oceanfront property demand is high and the supply is low.
Here are a few tips for finding (and buying) the property of your dreams:
- Tell your Broker at Shorepine Properties that you are looking for an oceanfront home or lot and to call you immediately when a property comes on the market.
- When you get the call that a property has been listed, jump in the car and go look at it within 48 hours. If you can’t come yourself to take a look, ask your Broker to go look on your behalf and send you a video.
- When you find a property you like, make an offer as quickly as you can, but be sure to specify that you want information from the seller about sand movement on the beach where the property is located as well as a home inspection. Sand movement can be a big issue in certain locations, so you want to get some history and knowledge about what you can do if sand becomes an issue for your home (example: can you remove a dune that will obstruct your view?).
- Remember that there may be competing offers on a very desirable property, so make yours the best one. Think of things that might be important to the seller (like a quick close, or extra time to move); ask your Broker to find out what is important to the seller and make your offer match up to their needs as best you can.
